Renting in Toronto : What you need to know to get the rental you want.
Renting in Toronto can be overwhelming but it doesn’t have to be. When you work with a licensed Real Estate agent they will help guide and provide assistance with finding rentals that meet your criteria, set up showings and when you ultimately find the one, they will prepare the paperwork and negotiate on your behalf.
Did you know? T
he tenant agent actually gets paid by the landlord? That means the services you get from your tenant agent are FREE! Yes, you read that correct!
Before you start your search it is highly recommended to be prepared.
Follow these tips to help land that dream rental and not get disappointed.
#1 Have Your Deposit Ready.
A lease will require a first and last months deposit and you will have to provide it upon acceptance to your new landlord (usually 24hours after acceptance).
When you rent with a real estate agent you will need to provide it either through a certified cheque, bank draft or wire transfer.
#2 Have All Your Supporting Documents Ready.
Credit Report, Employment Letter, and References from past landlords. These are the “Big 3” but the more information you can provide the better.
#3 Be Creative and Stand Out
It’s also a good idea to create a little bio about yourself.
Landlords want to know who they are renting to and that’s totally reasonable. It helps if you can show why you would be a great tenant and why they should select you.
As you know, renting in Toronto can be very competitive so make a point to show why you stand out from the crowd.
Add a photo of yourself (and whoever you will be renting) and explain why you would like to rent the property.
You would be amazed how far this goes!
